FloorSure Flooring: A Structural Floor That Feels Like Concrete, Installs Like Timber
If you're specifying a subfloor that has to carry real load without adding a concrete pour to the build program, FloorSure changes the maths. It's a 30mm magnesium oxysulphate cement board engineered as a structural flooring substrate for timber and light-gauge steel framing, built for the parts of a project where standard sheet flooring starts to struggle — wet areas, balconies, high-traffic commercial floors, anywhere moisture and load meet at once. At JVS Timber, we now stock FloorSure alongside our hardwood decking and flooring range, giving Melbourne builders, renovators and specifiers one supplier for the structural floor and the finished surface on top of it — precision-manufactured, independently tested, and ready to install with the trade tools already on site.
What Makes FloorSure Different From a Standard Sheet Floor
FloorSure isn't timber and it isn't a slab — it sits in its own category. Each board is a 30mm magnesium oxysulphate cement panel reinforced with fibreglass mesh, manufactured to a dry bending strength above 20 MPa and a wet bending strength above 14 MPa, figures that put it well ahead of fibre cement and AAC panels on a strength-for-thickness basis, and independently tested and certified to meet NCC/BCA deemed-to-satisfy requirements under AS/NZS 1170.1. Boards arrive with tongue-and-groove edges cut to tight manufacturing tolerances, so there's no levelling compound and no waiting on a slab to cure — a floor can go from joists to finish-ready substrate in a single trade day. FloorSure is non-combustible to AS 1530.1, contains no asbestos or chloride ions, and carries less than 1% crystalline silica, which means the strict SafeWork controls that apply to higher-silica sheet products simply don't apply on site.

Why Choose FloorSure Flooring
Serious Structural Strength
Bending strength above 20 MPa dry and 14 MPa wet, independently tested and certified to meet NCC/BCA deemed-to-satisfy requirements under AS/NZS 1170.1. FloorSure holds concentrated loads of 2.7 kN residential and 4.5 kN commercial, plus distributed loads up to 7.5 kPa, at joist centres out to 600mm.
Built for Wet Areas and Outdoor Edges
Where standard particleboard flooring swells and delaminates, FloorSure holds its shape. It's rated for internal dry areas, bathrooms and laundries, and correctly detailed external areas such as balconies and covered decks, over either timber or light-gauge steel frames.
Fast, Familiar Installation
No mixing, no pour, no cure time. Boards go down with construction adhesive and mechanical fixings at standard centres, using the trade skills and tools already on site for a timber subfloor — and the tight tolerances mean no levelling compound is needed.
Non-Combustible and Low-Silica
Classified non-combustible to AS 1530.1, with zero flame spread and zero heat evolved under AS 1530.3. At under 1% crystalline silica, FloorSure is safer to cut and handle on site than most fibre cement products, with only standard PPE and dust extraction required.
Higher Thermal Mass, Better Acoustics
At around 60 kJ/m²·K, FloorSure carries meaningfully more thermal mass than fibre cement or AAC, helping flatten indoor temperature swings and support NatHERS and BASIX outcomes. The added density also improves airborne and impact sound performance, especially when paired with acoustic insulation.
Backed by a 10-Year Warranty
Every FloorSure board carries a 10-year product warranty through Ecobuild Solutions, covering manufacturing defects and material degradation under normal service conditions when the floor is installed to specification.
Where Can FloorSure Be Used?
Wet Area Flooring
Bathrooms, laundries and ensuites — anywhere moisture is a daily reality rather than an occasional event.
Balconies & Covered Decks
Correctly detailed external areas benefit from a board that won't swell, warp or rot the way timber sheet flooring can under repeated wetting.
Commercial Fit-Outs
Fast to install and rated for higher distributed loads, from retail floors to hospitality kitchens and fast-food outlets.
Renovations & Subfloor Upgrades
A single-day fix for tired or bouncy timber subfloors ahead of tiling, vinyl, carpet or engineered timber.
New Residential & Multi-Storey Builds
A structural floor base for whole homes and apartment projects, over either timber or light-gauge steel framing.
